Project Manager

Professional remodeler and custom home builder looking for a project manager who can:

  • coordinate active construction jobs, schedule subcontractors, interface with our own carpenters and crew
  • price, locate, and order materials as needed
  • ensure that projects are completed in a timely fashion according to specifications, drawings, etc.
  • communicate with homeowners and keep them up-to-date on all aspects of jobs, manage change order options, etc.

. . . AND, down the road a bit, potentially take on major responsibilities as the owner phases into retirement.  Possibility for general management role or ownership for the right person.

Requirements:

— Substantial background in residential construction and remodeling including some field experience
—  Proficiency in reading and interpreting blueprints
—   Estimating for residential construction experience
—   Excellent communications skills (including writing and phone use)

—   Customer relations and people skills
—   An eye for detail

Estimator

The Opportunity

The Estimator position is responsible for developing cost estimates, development and construction schedules ranging from order-of-magnitude level to detailed working cost estimates, based on the latest available costing methodology and data, and presenting the results in a work breakdown format suitable for use by the Client, Project Manager, and project team.

Responsibilities

  • Prepare development and construction capital cost estimates based on the latest data available, as appropriate to the current phase of the project.
  • Prepare production operating cost estimates based on the latest data available, as appropriate to the current phase of the project.
  • Prepare development and construction schedules based on the latest data available, as appropriate to the current phase of the project.
  • Assist Project Managers and project team in developing work breakdown structures.
  • Assist Project Managers in decisions on development and/or construction approaches or methods based on information available.
  • Prepare project phase expenditure schedules.
  • Participate in project economic evaluations.
  • Assist in other areas required to deliver a quality product on schedule and on budget.

Qualifications

  • Relevant training and/or certification with a project cost estimating department or organization and 1-2 years experience working in a similar capacity.
  • The position requires experience with preparing construction and development cost estimates.
  • The position must have competence with analysis, numeration, research, and the use of spreadsheet and scheduling software (minimum requirement is proficiency in Excel, MSProject) and experience with data-base cost estimating software.
  • This position must be able to demonstrate leadership abilities and possess above average written and oral communication skills.
  • The ability to work well in a team environment is also essential for this position.

Carpenter/Carpenter-Apprentice

Carpenter or Carpenter-Trainee needed, requiring someone with long term interest in a Carpentry Career. Must have at least one year of experience with basic carpentry tasks or in the construction trades.

Must be in good physical condition, and be able to handle physical labor and hard work.

  • Work with lead carpenter, follow directions carefully and receive
    training; also perform some general labor work*
  • Be willing to work outdoors, in many types of weather conditions,
    or indoors, respecting people’s homes and the people living there
  • Need to be willing to learn about various construction materials,
    tools, techniques and terminology
  • Need to acquire basic tools
  • Need to be able to lift heavy materials (must have no pre-existing
    back or knee problems)

*Work may also include excavation, demolition, carrying supplies and materials, setting up and breaking down scaffolding, minor carpentry, tool maintenance, punch list tasks, helping keep jobsites safe and clean., etc.

Full time, long term position for someone with the right aptitude, attitude, honesty and dependability. Great pay and benefits (after waiting periods) commensurate with skill levels and work ethic.
